For newbuild transactions, our legal fees are often lower if we are familiar with the site, passing the savings on to you.
For leasehold transactions, it is crucial to review the lease before starting the legal process. We offer this service free of charge. Leases often contain clauses that may be unacceptable to lenders. It's important to get advice before incurring valuation/survey costs. Leasehold transactions are more complex, and if instructed, a leasehold supplement between £100 - £300 plus VAT will be charged upon completion.
If you have a mortgage, we typically act for your lender as well. Sometimes, lenders instruct a separate solicitor, incurring additional costs. If we act for your lender, an additional fee of approximately £90 plus VAT may apply.
When acting for your lender, tasks include:
- Ensuring the property is good security for the loan.
- Verifying the accuracy of the certificate of title.
- Addressing any specific conditions from the lender.
- Reporting any defective title issues.
- Ensuring a marketable title.
- Investigating and reporting any gifted deposits.

Searches: For cash purchases, searches are not required but recommended. For mortgage purchases, lenders require searches, which vary by local authority and lender requirements. Search pack fees range from £120 - £335 plus VAT.
Exclusions
Our fees assume the property title is registered at HM Land Registry with no defects. Additional charges may apply for resolving transaction issues. The fixed fee provided at the start typically remains the final fee. We will inform you of any additional costs during the transaction if relevant. No extra fees are charged without prior discussion and agreement with the client.
